Tennessee Modular Building Units Installer, Manufacturer or Dealer Surety Bonds
The Tennessee Department of Commerce and Insurance, State Fires Marshal is tasked with ensuring that modular and manufactured homes meet state fire standards. Under the Modular Buidling Program, a manufacturer, dealer or installer of modular building units in the state of Tennessee is required to have a license and obtain a surety bond.
Manufactured home retailers, installers and manufacturers have similar requirements.
Surety Bond Requirements:
- Manufactured Home Stabilizing System Installer = $10,000 surety bond
- Retailer Dealer of Manufactured Homes = $25,000 surety bond
- Manufacturer of Manufactured Homes = $50,000 surety bond
- Manufacturer of Tennessee Modular Building Units = $100,000 surety bond
- Dealer of Tennessee Modular Building Units = $50,000 surety bond
- Installer of Tennessee Modular Building Units: $25,000 surety bond
License Requirements:
Manufacturers, dealers and installers must apply for a license and pay the license fee. A Modular Building license applications is available through the Tennessee Department of Commerce and Insurance, State Fire Marshal Office, Codes Enforcement Section, Modular Building Program. A Manufactured Home license is available through the Tennessee Department of Commerce and Insurance, State Fire Marshal Office, Manufactured Housing Section. Applicants must also complete the Eligibility Verfication for Entitlements form.
Manufactured Homes:
- Manufactured Housing Stabilizing System Installer requires completion of the license application, a $25.00 license fee, completion of 15 hours of course work, a $10,000 surety bond, and a separate license for any additional business locations.
- Retailer of Manufactured Homes requires completion of the license application, a $40.00 license fee, completion of 15 hours of installation course work and an additional 5 hours of continuing education for license renewal, a $50,000 surety bond, and a separate license for any additional business locations.
- Manufacturer of Manufactured Homes requires completion of the license application, a $100.00 dealer license fee for recreational vehicles, park trailers and manufactured homes, a $50,000 surety bond, and a separate license for any additional business locations.
Licenses renew annually.
A $50 fee will be imposed on late license renewal applications.
Modular Homes:
- A Modular Building Units Installer license requires completion of the application, a $400.00 new license fee, a $25,000 surety bond, and a separate license for any additional business locations.
- A Dealer of Modular Units license requires completion of the application, a $650.00 new license fee, a $50,000 surety bond, and a separate license for any additional dealership locations.
- A Manufacturer of Modular Building Units license requires completion of the application, a $1150.00 license fee, a $100,000 surety bond, and a separate license for each manufacturing facility.
Modular building licenses must be renewed by June 30th each year. Additional fees may be imposed for late renewal applications.
The premium that you pay for a Tennessee Modular Building Unit Manufacturer Surety Bond is dependent on credit, the bond amount required and number of business locations.
